The Islip housing market, in plain terms

A median is a blunt instrument. It tells you what the middle house in Islip sold for, and it tells you almost nothing about what yours is worth if yours is not the middle house.

So this page does two things. It gives you the Islip numbers straight, with the source and the date attached, and then it explains what those numbers hide, which is usually the part that matters to the person reading.

What Islip houses are selling for right now

The median sale price in Islip is $677,000, essentially flat on the year, up 1.8%. The median house takes about 35 days to go from listed to a signed contract.

That second number is the one sellers underestimate. It measures only the first leg, the wait for somebody to sign. After that a financed buyer's lender needs another 45 to 60 days to appraise the house and underwrite the loan, so the honest figure from listing to keys is closer to 80 to 95 days, assuming nothing goes wrong.

One caveat that matters more in Islip than in most places: that figure is ZIP 11751. The name Islip covers several ZIP codes with genuinely different markets, from $567,500 to $760,000, so treat the headline as one neighborhood rather than the whole area. The section below breaks it out.

These figures come from Redfin's published data for ZIP 11751, dated 2026-05. We refresh them rather than leaving a number on the page to go stale, and we would rather quote a source you can check than an in-house statistic you cannot.

Why your Islip house may be worth nothing like the median

The gap between the Islip median and what a particular house fetches comes down to three things: what condition it is in, whether a bank will lend against it, and how quickly the seller needs to be finished.

That last one is real and rarely stated. A seller who can wait out a full retail sale has access to the top of the market. A seller who cannot, because of a deadline, a second property, or a situation at home, is choosing from a smaller set of buyers, and the price reflects it. Neither position is wrong. They are just different markets.

What sells quickly in Islip, and what sits

The houses that move at or above the Islip median are the ones a financed buyer can walk into: working mechanicals, a kitchen and bath somebody could live with, and nothing an appraiser would flag.

The ones that sit share a pattern. Something in them makes a lender nervous. An open permit, a failed inspection item, visible water damage, a roof at the end of its life. The listing gets interest, the buyer's lender balks, and the house goes back on the market with time on it, which costs more than the original problem would have.

Selling an Islip house that is not market-ready

There is a threshold on every house past which repairing before a sale stops paying for itself, and it arrives sooner than most owners expect. Below it, fix and list. Above it, you are financing somebody else's renovation and taking the market risk while you do.

We will tell you which side of that line we think your Islip house is on, including when the answer is that you should list it. We price repairs at contractor rates every week, so the estimate is at least an informed one.

Islip is a name, not a single market

People searching for Islip live across several ZIP codes, and the gap between them is 34%. Lowest to highest: ZIP 11722 at $567,500, ZIP 11752 at $598,750, ZIP 11751 at $677,000, ZIP 11730 at $750,000, ZIP 11795 at $760,000.

That is not a rounding difference. It is a different housing market at each end, and it is why a single town-wide figure is close to useless here. A $567,500 house and a $760,000 house are not competing for the same buyer, do not take the same time to sell, and do not respond the same way when the market moves.

When we look at a house we price it against its own ZIP and its own street, never against the Islip name. Anybody quoting you one number for the whole area has told you they have not done that.

Why about 35 days is only half the wait

It is a useful number and a frequently misread one. It measures the gap between listing and contract on houses that actually sold, which quietly excludes the ones that did not.

That matters in Islip because the houses that fail to sell are disproportionately the ones in poor condition, which is to say the ones most like the property you are probably reading this about. A median drawn only from successful sales tells you how long the sellable houses took, not how long yours will take.

What a rising or falling Islip market changes for you

If you are holding a house in good condition and have no deadline, the market direction is worth paying attention to and waiting is a real option.

If the house needs work or is standing empty, the direction matters much less than the carrying cost. Taxes, insurance at the vacant rate, heat through a Long Island winter and the slow deterioration of an unoccupied building generally run ahead of whatever a flat or modestly rising market adds. With Islip prices roughly where they were a year ago, waiting is mostly paying to wait.

What moves our number when the market moves

There is no market adjustment applied to our offers as a separate step. The market is already inside the first input, which is what the finished house sells for on your street.

It is worth saying that this cuts both ways honestly. A stronger Islip market means we can pay more, and we would rather you knew that than assumed a cash offer is a fixed discount off some number. Ask what resale figure we used and we will tell you which sales we looked at.

Common questions

Is now a good time to sell in Islip?

Market timing matters less than most people expect, and far less than condition. What decides your outcome is whether a financed buyer can get a loan on the house and how long you can afford to wait. Both are specific to your property, not to Islip as a whole.

Why is your offer below the Islip median?

The median is what finished houses fetch. We are buying an unfinished one, carrying it, and paying for the work at our own risk. The gap between those two is not a trick, it is the cost of the work plus the risk of being wrong about it.
